Transportation Demand Management (TDM) fees are assessed as part of the site plan review process and are separate from fees required by other City agencies, such as Planning or Zoning. TDM fees are based on mitigation points required for development projects. Mitigation points are determined by the size of the project, such as the number of dwelling units or the square footage of commercial space, and the amount of parking proposed. Higher parking ratios will lead to higher TDM fees.

Initial TDM Review

$100 base fee + $15 per mitigation point; maximum of 37 mitigation points, or $655.

Initial TDM fees are submitted as part of site plan review.

Recertification

$10 per mitigation point; maximum of 37 mitigation points, or $370.TDM recertification occurs two years following final certificate of occupancy issuance, continuing every two years as long as the use is active.
